The proposed structure of the business plan takes into account the specifics of the economy of the region of implementation and meets international requirements and is recommended by ICC. It is based on the UNIDO methodology for investment project appraisal and financial analysis methodology defined by IAS international standards. The form of the proposed reports complies with the International Financial Reporting Standards (IFRS). This makes the results of calculations understandable to foreign investors.
Description
The project will result in the creation of a holistic, high-tech, environmentally friendly, waste-free, export-oriented, highly profitable business in Europe for the processing of agricultural products (walnuts, corn, etc.) and wood processing waste with full self-sufficiency in energy needs through the production of electricity (15 MW) based on renewable energy sources integrated into the production process.
The goal is to plant a walnut orchard with a total area of 100 hectares, create a new processing facility and re-profile the existing one, standardise materials and components, export and import agricultural products, manufacture and sell food and industrial goods, and organise a distribution network for the products.
Finished products are sold in the Nordic countries, the UK and Israel.

The project envisages:
– Growing and processing of walnuts, corn, leaves, sawdust and wood chips;
– Production and sale of wood pellets and fuel briquettes from walnut shells, walnut oil, crushed walnut shells and membranes for further use in the food, pharmaceutical, cosmetic and construction industries and the oil and gas industry;
– Production of cosmetic products from walnut shells and membranes;
– Production of animal litter from walnut shells and corn;
– Production of eco-friendly tableware, packaging materials and furniture from walnut and corn leaves;
– Production of abrasive materials for the jewellery industry;
– Production of calmatant for the oil and gas industry, etc.
The key to success
The walnut business is a profitable one. Already in the 5th-7th year of growth, trees yield about 2.5 centners per hectare. Mature trees produce about 40 centners. In 20 years after planting, it is possible to get yields of 50 centners per hectare.
In total, we get about 20 centners of nut kernels. Given that a kilogram of nuts currently costs USD 5-8, the net profit per hectare is between USD 10,000 and 16,000 per hectare.
The walnut growing business is a very promising occupation. Although profits do not come immediately and you need to wait several years for a good harvest, you are assured of a steady, solid income in the future.
The business will be successful because:
- Nut growing is the most profitable branch of agricultural production.
- Nut farming does not require large land areas and is not critical to the quality and profile of the land (you can start on a plot of 0.5 hectares, while the optimal area is 50 hectares).
- Nut farming does not require large financial investments.
- Nut growing is the best investment for yourself and your heirs for hundreds of years. There is no more profitable investment in real estate. A walnut orchard grows up to 100 and even 400 years.
- Nut growing is an industry with a stable outlook. The existing volumes and assortment do not satisfy the demand of the population and processing enterprises.
- Due to climatic conditions, walnut growing can be carried out in only 7% of the world. Ukraine’s climatic conditions are the most favourable for this business.
- Nut growing is an industry that solves food and health problems. The energy and nutritional value of walnuts is superior to all plant and animal products.
- Nut growing is an environmentally friendly job. It is based on traditional farming methods without the use of chemicals.
- There is an urgent need for the products. The annual shortage of the product in Europe is 100,000 tonnes. Therefore, demand, which is much higher than 100,000 tonnes, creates high prices for walnut products, and this trend will continue.
- Waste-free production (wood, leaves, branches, roots are raw materials for the light, food, chemical and pharmaceutical industries);
- Long-term profit (100-120 years). Long-term contractual relations with suppliers of raw materials and consumers of manufactured products have been established.
